Lease Agreement Terms

1. Lease Duration & Rent

The lease term is typically 12 months, with rent due on the first of each month. Rent is non-refundable once payment is received. Late payments may result in late fees as specified in your lease agreement.

2. Security Deposit

A security deposit equal to one month's rent is required at lease signing. This deposit will be held in a designated account and returned within 30 days of move-out, less any deductions for damages beyond normal wear and tear.

3. Maintenance & Repairs

The landlord is responsible for maintaining the property in a habitable condition. Tenants must report any maintenance issues within 24 hours. Emergency repairs will be addressed immediately. Non-emergency repairs will be completed within 14 days.

4. Pet Policy

Pets may be allowed subject to landlord approval and additional pet fees. Pet owners must provide proof of pet liability insurance if required. Pets must be contained and cannot be a nuisance to neighbors.

5. Entry & Inspections

Landlord may enter the property with 24 hours written notice for inspections, maintenance, or showings to prospective tenants. Emergency entry is permitted without notice in case of fire, flood, or other urgent matters.

6. Utilities

Tenants are responsible for paying all utilities including electricity, water, gas, internet, and trash collection unless otherwise specified in the lease. Utility companies must be notified of the tenant's occupancy.

7. House Rules & Conduct

Tenants must comply with all house rules, local laws, and HOA regulations. Prohibited activities include excessive noise, illegal activities, subletting without permission, or maintaining a nuisance. Violation may result in eviction.

8. Lease Termination

Either party may terminate the lease with 60 days written notice at the end of the lease term. Early termination may result in penalties. The property must be returned in clean, undamaged condition with all keys returned.

9. Insurance & Liability

Tenants are responsible for renter's insurance to cover personal belongings. The landlord's insurance does not cover tenant property. Tenants are liable for damages caused by negligence or misuse.

10. Default & Eviction

Failure to pay rent, violation of lease terms, or property damage may result in eviction proceedings in accordance with local and state laws. Tenants will be given notice and opportunity to cure the violation.
